UPDATE 3/23/20

Governor Tom Wolf’s most recent order has dictated that certain and specific few industry segments can stay open in an updated industry operation guidance as of 3/20/20. Spina & Company, PLLC and other Accounting and Tax Services is a vital industry segment that has been allowed to stay open per the updated operation guidance.

Per the new guidance, Spina & Company PLLC, is now open and operational but not open to the public or taking any in person client meetings. Please continue to email and mail your tax documents and organizers. If you need to drop off tax documents and organizers please do so as we are here working at the office until further notice.

The IRS has extended the 2019 federal tax filing and payment deadline from 4/15/20 to 7/15/20. PA state has announced that all 2019 tax filings and payment deadlines will be extended to at least 7/15/20. We will continue to update our website: as new information is released. Although your April Rent is still due April 1st, 2020, we acknowledge that our tenants may be experiencing difficult financial times amid the Covid-19 pandemic. As a remedy, we have decided to waive all late fees and absorb costs for E Check ACH transfers of $1/check and Credit/Debit Card payments of 3% of total rent.

Additionally, if you need an alternate payment schedule please contact property managers, Joseph Bernstein at or Sameer Ahmed at as soon as possible. Please be advised that communication is still expected for any late payments of rent for April and moving forward.

A Message From Joseph Bernstein, Property Manager

As all of you are aware, our public health situation is rapidly changing. Yesterday, the Governor of Pennsylvania Tom Wolf, required all "non-life sustaining businesses" to fully close. As much as we would like to believe our services are essential, Spina & Company, falls under the list of "non-life sustaining businesses" and must wind down operations immediately.

This means we will not be able to attend to routine or non-routine maintenance. We will be checking emails from home and doing our best to return your calls. We could offer over the phone advice, including virtual assistance for basic issues (leaking sink/ clogged sink drain).

On clogs, we know some people do not have access to toilet paper because other people have hoarded it. This is a sad situation. Under no circumstances should you be flushing ANYTHING (paper towels, tampons, "flushable" wipes, napkins, tissues) besides toilet paper down the drain. These DO CAUSE clogs. We want you to be able to avoid clogs at all cost as we may not be able to unclog it for you.

Should there be a fire- call 911 and then the office line. Should there be a flood that is life threatening - call 911 followed by the office. 

In regards to payment of April 2020's rent, we will be emailing you the invoice for the April's rent and this will take you to a screen where you can either enter your banking information to pay by check or your credit card information.

The current situation is fluid for all of us. We are taking things day by day. We hope to be able to resume normal business operations and services as soon as we are allowed to.

How Does Property Management Work?

If you choose to utilize Spina & Company as your property managers, we will take over all duties listed above for a 7% management fee a month of total rents collected. All rents will be collected and processed on your behalf and mailed out to you less any management fees and repair costs. All owner distribution checks are mailed out on the 10th of the month.

About Joseph Bernstein

Joseph Bernstein has over 15 years experience as a real estate professional with a successful property management record of performance. Prior to joining Spina & Company, LLC Mr. Bernstein was a property manager for Philadelphia Management & Companies, a leader in Philadelphia residential & high rise property management. With a strong focus towards tenant retention Mr. Bernstein was able to implement and expand programs of general, scheduled and preventative maintenance. This ensured prompt repairs and led to further reduced rates of apartment turnover, continued strong rental rates and high tenant satisfaction. This successful implementation along with other high efficiency programs led to the creation and expansion of Spina & Company, as a property management services for individual owners.

Mr. Bernstein is currently a court appointed Receiver for complex litigation involving properties in the City of Philadelphia, a Philadelphia Housing Authority approved property manager, a Neighborhood liaison, a Notary Public, and a licensed Real Estate Agent. Mr. Bernstein is a graduate of Boston University and a lifelong resident of Philadelphia.
